Our services

Do you manage the whole project from start to finish?
Yes. We undertake complete loft conversions, house refurbishments, extensions and basement projects. The agreed work can cover design coordination, structural construction, plumbing, heating, electrics, fit-out and decoration through to handover. Your quotation identifies what is included, who is responsible for each part and any exclusions.
Do you build new basements, or only renovate existing ones?

We do both. New basement projects can include excavation, the designed supporting structure, waterproofing, drainage, services and a complete interior fit-out. The property, design information and required approvals need to be considered before the work and price are agreed. Explore our basement service.

Do you build side-return and double-storey extensions?

Yes. We undertake side-return, rear, wraparound and double-storey extensions, from the agreed foundations and structure to finished rooms. Kitchens, bathrooms and other interior work can be included in the quotation. Explore our extension options.

Which loft conversions do you offer?

We discuss rear dormer, L-shaped dormer, hip-to-gable, mansard and rooflight conversions. The right option depends on your roof, the space you need and the relevant design and approval requirements. Compare the loft options.

Can I combine a loft, extension and house refurbishment?
Yes. Share the whole plan at the start so we can discuss the sequence, shared work and finishing details together. Combining the works can help us plan access and disruption, but the programme and price depend on the agreed project.
Do you take on smaller projects?
We also welcome enquiries for kitchens, bathrooms, roofing, structural alterations and garden or patio work. Send your postcode and a description so we can discuss the job and availability. See all services.
Can you fit kitchens and bathrooms as separate jobs?
Yes, we welcome enquiries for kitchen fitting, bathroom refurbishment, shower rooms and ensuites as well as larger renovations. The work can include removal, preparation, plumbing, electrics, tiling and finishing. We agree the supplied items and installation details in the quotation. View kitchens or view bathrooms.
Do you carry out roofing and flat-roof work?
Yes. We discuss pitched-roof alterations, replacement coverings, flat roofs, rooflights and associated exterior details. The required work depends on the roof condition and access; deck or timber repairs are included where agreed. Explore roofing work.
Can structural alterations, heating and interior finishes be included?
Yes. The agreed project can include structural openings and specified steelwork, partitions, insulation, plumbing, electrical work, heating or underfloor heating where suitable, plastering, carpentry, flooring and decoration. Share the complete plan so each part can be clearly scoped. Explore internal works.
Can you include plasterboard, plastering and flooring?
Yes. Plasterboard, partitions, plastering, flooring and related making-good work can be included when agreed for your project. Tell us which rooms and finishes you want so the quotation sets out the extent of the work.
Do you also undertake patios and garden works?
Yes. We welcome enquiries for ground preparation, levelling, stone paving, patios and associated drainage or exterior work. Access, levels, the chosen finish and waste removal need to be discussed before the quotation is agreed. Explore garden and patio work.

Planning your project

Do you cover my part of London?
We are based in Stratford and welcome enquiries from across London. Send your postcode and a short description of the proposed work so we can discuss the practical next step. See our coverage.
Can I contact you before I have drawings?
Yes. Start with the changes you want, your postcode and a few photographs. You do not need finished plans for an initial conversation. We will discuss the information needed before a detailed quotation and construction can proceed.
Can you work with my architect’s drawings?
Yes. Send your existing architectural and structural drawings, along with any specifications or approval information you have. We can review the proposed work and clarify any further details needed to price it.
Will I need planning permission or other approvals?
The requirements depend on the property and proposed work. Discuss planning, building regulations and any party wall matters early. We clarify the relevant checks and who is arranging each part before work starts; do not assume every approval or professional fee is included in the building quotation.

Your quotation & payments

How much will my project cost?
There is no single price that fits every home. Size, structure, access, condition and finishes all affect the work. Share your plans and priorities so we can discuss a quotation based on your property, with clear inclusions, exclusions and allowances.
What should I send with my enquiry?
Send your postcode, contact details, a description of the work and any drawings or photographs you have. Your preferred timing and budget, if you have one, also help. For several services, tell us the full plan rather than only the first part.
What should I check in the quotation?
Check the work and materials included, exclusions, provisional allowances, VAT treatment, waste removal and any separate design or approval fees. Ask us to explain anything unclear before agreeing. The written quotation defines the work for your project.
How are deposits and payments arranged?
The deposit, payment stages and amounts are agreed for the project and set out in writing. Review when each payment is due and what it relates to before work starts. Ask us to explain the schedule alongside your quotation.
Can I supply my own kitchen, bathroom fittings or finishes?
This can be discussed. Agree who supplies and fits each item, the exact products, delivery dates and any specialist installation requirements. Missing, unsuitable or delayed items can affect the programme.
What happens if extra work is discovered or I change the plans?
We discuss the issue or requested change and clarify the effect on the work, price and timing. Agree the change in writing before the additional work proceeds. Ask how provisional allowances and unexpected conditions will be handled in your project agreement.

Living through the build

How long will the project take, and when can you start?
The programme depends on the scope, design readiness, approvals, materials and availability. We discuss an expected start and build schedule before work begins. Design and approval time is separate from time on site; changes or unexpected conditions can affect the finish date.
Can I stay in my home during the work?
Sometimes, depending on the work and the rooms affected. Discuss dust, noise, access, heating, water and the use of your kitchen or bathroom before deciding. Extensive work may require alternative arrangements for part of the build.
What if my only kitchen or bathroom is affected?
Tell us at the first conversation. We need to consider the sequence of work and how long essential facilities may be unavailable. Agree any practical temporary arrangements before the start date.
How will access, protection and waste removal be managed?
Discuss working areas, access routes, belongings, neighbouring properties, deliveries and waste arrangements before work starts. Your project plan and quotation should explain the agreed protection and removal work. Building work creates disruption, so raise any particular household needs early.
Who do I speak to during the project?
Confirm your main project contact and how updates will be shared before the build starts. Raise questions and requested changes through that contact so decisions about cost, work and timing can be recorded clearly.

Handover & aftercare

Is the work guaranteed?
Our loft conversions come with a 10-year warranty. For any other work, ask us to confirm the applicable cover in writing. Check which work is covered, any exclusions, the start date and how to report an issue. Product warranties and specialist systems may have separate terms.
What happens at handover?
We review the agreed work together and discuss any outstanding finishing items. Confirm the relevant completion information, certificates where applicable, product instructions and warranty details, including who will provide each document.
What if I notice something after the work is finished?
Contact our team with your name, property address, a description and photographs if helpful. We can review the issue and discuss the next step under the relevant project agreement or warranty terms.
